We're looking for a partner on the ground who is experienced and knowledgable with renovations to manage the renovations of 1 house at a time up until the sale is done.
We'll do an initial review of the house with you via video to make decisions of work to be done. Ideally you have a contact list of different tradesman to do work required such as handymen for visible structural issues, air handler, plumbing, electrical , roof, exterior walls and septic, drywall, flooring, kitchen , bathrooms, painting. Each house usually has only a few not all of the items on the list above. If you don't know a tradesmen, you'll look for one via local newspapers, home hardware stores, online and word of mouth recommendations. Ideally, we'll create a set list of vendors to re-use for each project.
You'll be comfortable reporting your hours and progress to me sending photos and video over your phone on site.
When the house is ready, you'll list it using a flat fee MLS realtor and you'll field the calls, offers and questions if any as needed. As a partner, you can choose to be paid by $30-$40/hr or a 1% partner fee based on the sale of the house. So if it sells for $250K, you'll get paid $2,500 for managing it's preparation to sell.
A house renovation can take anywhere between 2 - 12 weeks depending on what's needed. And if you do a good job on time, we'll throw in a bonus.
